Is Home Management Professionals licensed and insured?

Yes, we are licensed and insured to offer our services in Arizona.

How do we communicate with you?

Inspection reports are sent to you via email. If there are immediate problems that need to be discussed we will always give you a phone call from the home as well as the report via email.

How do I pay for services rendered?

We accept credit cards or PayPal for regular payment methods through our website. You can also send us a check through the USPS (snail mail) or make other arrangements if necessary such as direct bank deposits.

Will my information and keys be safeguarded?

Your keys will be stored in a safe and will only be out on the days that we visit your home. We will never print your information on paper. Extremely sensitive information like alarm codes and passwords, gate codes, and even addresses shouldn’t be left to a paper list or printout.

What if I have a situation at my home?

The Home Management Professionals experience and judgment will allow them to handle any situation with a calculated response. In the event of an emergency, Home Management Professionals will act in a fast, safe, and cost-effective manner. In a non-emergency situation, they will contact you to discuss a course of action.

How do I get started?

If you are in town just call and we will come by and meet with you to go over our services and give you a personalized quote. If you’re not in town, give us a call and we will be happy go over our services on the phone.

What is a Home Watch?

Home Watch is defined by “A Visual Inspection of a Home or Property Looking for Obvious Issues”

Home Watch is known by many names: house watch, house check, home concierge, caretaker, absentee home service, property watch, condo watch, condo care and so on. Regardless of the name, a Home Watch service performs scheduled inspections of “vacant” properties while the owner is away.

Do I have to sign a yearly agreement?

For insurance purposes, we are required to issue a service agreement with all of our clients. However, you may cancel at any time. We just ask that you give us a 30-day notice.

What if I decide that I need you to visit my home more frequently?

No Problem! You may upgrade at any time …likewise, you can downgrade at any time.

Why do I need a home watch service?

Arizona is a desert climate with summer monsoons, so there are many things that can go wrong in your absence, such as storm damage, water leaks, mold and mildew, AC issues, electrical problems, tripped breakers, insect infestation, sprinkler system malfunctions, pool issues, vandalism and more.  A vacant home is vulnerable to the situations that can cause substantial damage if left unattended. If you have not had your home checked on a regular basis and damage occurs, your insurance company may not pay for the repairs. H M PROS is here to uncover any issues in the early stages to prevent them from becoming a larger and more expensive problem.

Why not have a neighbor watch my home?

Each season keys are given to friends and neighbors Doing Favors who have no qualification other than living next door. Most homeowners are not even sure what is supposed to be done on a visit or even what to look for. Often expensive and avoidable damage occurs.  Neighbors are great and usually free of charge but most of them do not have the expertise to properly inspect your home which is a very large investment on your part. In most cases neighbors pick up your mail, newspaper, maybe takes a quick look inside your home and then watch your home from across the street. We use an extensive checklist to assure each potential issue can be detected before it becomes a major problem. We are available at all times both for your regular inspections and if there is an emergency. You never know if your neighbor is going to be in town or on vacation. Our fees are a small price to pay for knowing your home is being taken care of by professionals. 

How often do I need someone to inspect my home?

This is your personal decision. We here at Home Management Professionals tailor to your desires. If an issue arises it is always best if someone can catch it before it becomes a large problem. For safety reasons once a week would be best but many clients feel every two weeks is sufficient. We can schedule inspections for once a month as well. We believe that less frequent inspections do not provide the level of security needed to ensure that your home is properly taken care of while you are away.

Who conducts the home watch inspections?

Currently, all our home watch checks will be done by the Home Management Professionals owners, Todd or Maria. Both are certified, trained and experienced. Maria has years of experience in the service industry and excels in organization, observation and communication skills. Todd has more than 30 years of experience in home inspection, construction, and maintenance.

Is Home Management Professionals a security company?

Home Management Professionals is not and we do not take the place of a security company. Our scheduled inspections do offer some security in the sense that we are at your property regularly. We will also discover if something has been vandalized or the home has been broken into and we will be able to check the current condition of the water valves, hot water heaters, RO systems and other items at your property that a security camera just cannot do.

Do you inspect my home after severe weather?

Yes, because Arizona especially in the summer, can have some very severe storms causing damage. We inspect all homes after severe storms as part of our service. These inspections are conducted at half our normal rate and are just to make sure there is no leaks or property damage. We do not perform a complete inspection at this time as we have many homes to check in a short period of time but if your regular inspection is scheduled for the next day or two we will go ahead and perform your full inspection for the regular price and not charge you for the storm inspection.

 

Vacation Rental Management Questions

 

I am relocating out of the country, can you help me manage my property back in the states?

Yes, we can handle all your property management needs. Through our resources and contacts, we can help you rent your property; screen tenants, conduct background checks, handle all your day-to-day tenant duties, handle all tenant correspondence and handle record keeping. Who actually markets my property?

Depending on the type of property and the area, we will use the most effective marketing tools at our disposal. That may mean a third party who require a fee to be paid and submitted to many websites including HomeAway, VRBO, Airbnb, and other

Who pays for the marketing?

The only fee’s the owners are responsible for are third-party fees such as HomeAway, VRBO, Airbnb, and other similar websites. Other than that there is no cost to the owner for the marketing of the property.

Who determines how much to ask for the rent?

We will recommend an asking price for your property, and use our marketing skills, real estate experience, and rental analysis to determine a price. Ultimately though, the rental market itself decides the monthly rent with the interest and offers from prospective tenants.

What is typically involved in preparing a property to be rented?

Tenants expect the vacation rental property to be “Turn-Key” and we will work with you to supply the property in an acceptable manner.

Who pays for the repairs and maintenance during the tenant’s stay?

The owner typically pays for all maintenance and repairs. For repairs under $100 we repair these immediately and for repairs over this amount, we notify you.

Are Management fees deductible on my tax returns?

Check with your tax expert, but generally, our fee is tax deductible.

What type of rental homes can you handle?

We specialize in vacation rentals including condos, townhouses, and single family homes in and around the Scottsdale area.

What if a tenant needs to be evicted?
We have a strong record for tenants we have placed-100% no eviction rate! But, if it does happen we have systems in place. We always start the process with the intent of getting the home back as soon as legally possible.
