Renovation Process
A successful Arizona Home Renovation is all in the details. So that no detail is overlooked, we have developed a Successful Renovating House Process. This process and our experience and expertise ensure a smooth renovation from concept and design to construction and landscaping.
Throughout the process, we listen to your desires, carefully plan, continuously monitor, and focus on quality. From the planning stage through completion, our team works with you to transform your vision into a reality. If you simply have a rough sketch or idea, we’ll put it on paper and have our architect draw the plans. If you already have an architect, we’ll turn his drawings into your dream home within the Phoenix East Valley, including Scottsdale, Paradise Valley, Chandler, and Gilbert area.
- Meet with our in-house designer.
To start the renovation process, you will meet with our senior designer. Together, you will explore your vision, want list, needs, and budget. We will review any architectural plans you may have or sketch out your concept as a springboard for the development of plans. To identify any possible zoning or variance issues, we will also review your survey. - Create a design and detailed proposal.
Based on the information gathered during the initial meeting, our in-house designer will create plans that incorporate the details you provided, along with a proposal that covers all phases from the start of project to final finishes. - Review and sign contract.
After you had time to review the plans and proposal, you will meet with our designer to view the final design and sign the contract. The contract will outline the details of your project, from the type of foundation we will be installing to your finishes. Once agreed upon, the building process begins. - Prepare and submit permit packets if needed.
Should you need an architect, we will have one onsite and begin the process of your professional architectural plans for submission to the town, along with your permit packet. Once submitted, our team will follow up with the town and handle all questions and items that are needed to get your approvals to start building. - Begin the selection process.
While waiting for city approval, our design consultant will assist you with your project selections. This will range from helping you choose your project finishes to locating specialty items and advising on lead times so that we can have everything ready to install as needed. Having these details finalized allows us to keep the project on target and within budget. - Discuss renovation process.
Near the project start date, we will have a pre-construction meeting. We will introduce you to your project manager and discuss your architectural drawings and contract. Our team will answer all your questions regarding the actual progression of the project and review expectations to ensure that we are all carrying through the same vision.
- Start project.
Once construction begins, your project manager will be onsite every day doing most of the work and overseeing every aspect of your project which includes:
• Scheduling each phase of your project
• Deliveries
• Subcontractors
• Reviewing each phase of the project with you and our team in detail
• Walkthrough of electrical, plumbing, and locations of items
• Questions you may have
- Protect Your Home And The Site
We set up all our equipment and make sure that your house is kept structurally safe before we start any demolition or construction work. We also seal and protect any other areas that are not going to be under construction in order to keep the dust, dirt, and debris across the house to a minimum.
- Demolition
Now that you already have a concrete plan on how you want to redo your house, the next step is to demolish the parts of your house that need to be reworked. Some important things to remember in this phase are:
– Make sure that you have enough containers for all the garbage/waste.
– Take extra care when demolishing parts of the house that are covered using lead-based paint.
– Know which rooms are unavailable to use if you are planning to stay in the house during the demolition.
- Work behind the walls
Generally, this is the time for critical work behind walls, below floors, and above ceilings — plumbing, electrical, heating, and air conditioning rough-ins, subfloors, and insulation says Better Homes and Gardens. Next, patch, hang drywall, tape, and sand for smooth exterior surfaces.
- Major/Large Projects
Siding repairs, fixing the foundation, roof repair/replacement—these heavy works are easier to do in the earlier part of the renovation.
- Rough Carpentry
This phase is for the wall construction, adding more beam supports for the upper level of your house, framing for adding new windows, and so on.
- Plumbing, Electrical, HVAC
Installations of vital services like air-conditioning, electricity, plumbing, and so on.
- Installation of New Doors & Windows
The next step is to install the doors and windows, whether a replacement or newly constructed, partial or whole-house.
- Insulation
You can also choose to install wall insulation in the rooms in order. However, keep in mind that this part is quick, so your drywall service provider should be ready once it’s done.
- Drywall Process
Make sure to consult your plumbing and electrical inspector and wait for their go signal before closing up your walls.
- Flooring
This is where you work on the final floor covering, this is one of the last things you should do on your room/house renovation to avoid damaging the surface of your floor.
- Finish Carpentry
Do the finishing touches to your house like molding and trimming windows/doors, baseboards, interior wall painting, applying wallpapers, and so on.
- Our Cleaners Get To Work
Once our work is done, we have our professional cleaners come over and clean up the job site, leaving it spotless and ready for you to enjoy.
- Complete your project.
We do a final walkthrough together to make sure we haven’t missed anything. After we leave, you have 3 days to perform your own detailed inspection to see if everything is to your liking. You’ll get back to us with feedback if needed
